'Phl property market in best shape in 20 years'


MANILA, Philippines - The Philippines is now experiencing the best real estate market in the last 20 years, real estate and advisory firm CBRE Philippines said yesterday.

CBRE Philippines chairman and CEO Rick Santos said the local property market is turning green into gold, and that the country is experiencing democratization in the housing sector – from a nation of renters to owners – based on low interest rates and financing schemes.

He also pointed out that the country is no longer the sick man of Asia and is now the sweet spot for investors. “All eyes are now moving from the BRIC (Brazil, Russia, India, China) economies to TIP (Turkey, Indonesia, Philippines) economies. The Philippines is becoming the lifeboat for many US and European companies that need to outsource in order for their businesses to survive and actually preserve jobs back in the US and Europe. And as the outsourcing and offshoring sector gains strength in the country, we see more occupiers and developers prioritizing flight to quality, with green buildings becoming more the norm than the exception,” he said.

Santos likewise noted that pre-leasing is back while the office sector goes from strength to strength, with a surge of pre-leasing commitments in the central business districts. Green buildings, he added, are future-proof investments.

CBRE said in its mid-year briefing that the residential industry continues to feed on strong demand from a broader market in 2012 and onward.

It noted that bank lending rates are still on the downward trajectory, sustaining the liquidity in the financial system. Demand in the residential sector remains strong due to the increasing affordability of funds for housing acquisitions. The liquidity in the market, it said, enables developers to provide more affordable payment terms to buyers. Low cost of borrowing are likewise spurring development expansions in the residential/housing industry.

CBRE also explained that the single-digit mortgage rate has democratized the housing ownership in the Philippines, allowing Filipinos to buy rather than just being renters for life. In most cases, monthly rent for a typical household dwelling in Metro Manila are now at par with house and lot or residential condominium products now available to a broader market base.

It said that the modern Filipino household are becoming condominium dwellers attune to urban living within a live, play and work environment. “Thus, the demand for affordable condominium unit continues to grow year on year. The reason most property developers are shifting to the development of reasonably priced condo units around the Metro is to cater to the growing population who are empowered by the economy to own their dwelling place,” it explained.

CBRE in its report likewise said the Philippine office sector remains resilient despite the global economic slowdown.

It pointed out that in the major business districts, where office space requirements are on a steady uptake with no signs of a slowdown, demand is catching up with supply.

Average occupancy rates during the first quarter hovered at 96 percent. “The demand from the sustained expansion of the outsourcing and offshoring industry and the limited tenant turnover continue to put pressure on the already tight supply situation. Although new supply of traditional and BPO office space is scheduled to come online in the second half of the year, it is not expected to do much to alleviate the supply situation,” it said.

It added that already, about 293,000 square meters of the anticipated new supply, about 232,000 sqm have been precommitted.

“The limited supply continues to put an upward pressure on office lease rates. Despite the rental rate increase in the second quarter of 2012, Metro Manila is still the most cost-effective office destination in Asia, outperforming 18 other CBDs,” it said.

CBRE also said that the surge in green buildings will support the robust growth of the country’s property sector. “The benefits of going green are evident not only to the landlords but also for tenants/occupiers,” Santos said.

He added that Fortune 500 companies, multinational corporations, and even local firms now consider green initiatives as pre-requisites in their day-to-day maintenance and operations.

Meanwhile, developers are becoming much keener in meeting these demands and are seen to be more willing to incorporate “green” features into their buildings, making them cheaper to occupy.

Henry Sy still PHL’s richest at $9.1B, John Gokongwei at 4th –Forbes Asia


(Updated 2:15 p.m.) Shopping mall magnate Henry Sy remains the Philippines’ richest with a net worth of $9.1 billion, up by $1.9 billion from a year earlier, Forbes Asia reported Thursday.

Forbes said the most “impressive” gainer is 52-year-old tycoon Enrique Razon Jr., whose wealth increased to $3.6 billion from $1.6 billion. Razon, owner of the International Container Terminal Services, became a billionaire only last year and is now the Philippines third richest.

Forbes Asia said Razon’s wealth surged because of his stake in the casino resort Bloomberry Resorts, which had a public offering in May.
The list of Philippines’ top 40 richest people showed their wealth totaled $47.4 billion, up 37.8 percent from $34.4 billion.
Their wealth grew because of “an ongoing consumer boom, a surge in tourism and outsourcing, a stock market which gained 17 percent in the past year, and economic growth of 6.4 percent in the last quarter,” according to Forbes Asia.
Rounding out the Top 40 richest of the Philippines is Edgar Sia, a trained architect and at 35 is the youngest on list.
He started Mang Inasal, a popular Filipino-style grilled chicken chain, in 2003 with wife, Shella, and younger brother Ferdinand. The Sias sold 70 percent stake to Tony Tan Caktiong's Jollibee Foods Corp. for $65 million in 2010.
Tan Caktiong is the 12th richest person in the Philippines, Forbes Asia noted.

Tobacco King Lucio Tan is second with $4.5 billion, up $1.7 billion. The 78-year-old billionaire is part owner of Phillip Morris Fortune Tobacco, which has an 80 percent share of the cigarette market.
Thirty-four of the 37 richest who returned to the list this year saw their wealth increase, with Robert Coyiuto Jr.–part-owner of power transmission outfit National Grid Corp.– having the biggest increase to $1.3 billion from $400 million.
Forbes Asia listed three newcomers, including Lucio and Susan Co, a married couple who owns hypermarket chain Puregold Price Club. The Cos ranked 13th richest with $1.2 billion. Civil engineer Michael Cosiquen, owner of Megawide Construction, ranked 39th with $150 million.
The list is based on “shareholding and financial information obtained from the families and individuals, stock exchanges, analysts and other sources,” according to a Forbes Asia statement Thursday.
Wealth must be at least $140 million or an increase of $85 million from last year’s threshold to make it to the list.

Expat population spurs demand for posh condos



Not every story behind luxury condominiums is about a controversial, high-ranking government official. Amid all the drama the past few months brought about by the impeachment of the Chief Justice, the luxury residential market has been brought to public attention.

But the overlooked fact is that this market has become the sunshine sector of the real estate industry for some time now. Looking at the robust growth more closely, one can see that the expatriate population in the Philippines has spurred the demand for luxury condominium units.

According to property consultant CB Richard Ellis’ First Quarter 2012 MarketView Metro Manila, the expatriate population is still growing, as there has been no letup in the entry and expansion of outsourcing and offshoring companies.

“The expansion of multinational companies due to the favorable macroeconomic situation is likewise contributing to the inflow of expatriates. Because of the consistent growth in the expatriate population, the demand for housing remains strong,” the report said.

Alien registration

The Bureau of Immigration’s alien registration division’s statement in March indicates that more than 65,155 foreign nationals residing in the Philippines filed their annual reports this year (higher by 5,123, or 8.53 percent, than the number that filed last year; the government earned more than P19.5 million in fees paid by aliens who filed their reports this year).

The report added that while investor demand has been increasing, transactions continue to be concentrated on leases as supply of luxury condominiums remains tight.

“In addition, luxury condominiums are facing strong competition from newer Grade A condominiums. Demand for units at the Pacific Plaza Towers was also affected by the adjacent construction, which is blocking the view of several of its units. Capital values of luxury condominiums, however, were maintained in the first quarter of the year.”

Newer Grade A buildings and newly renovated houses are seen by expatriates as an alternative to luxury condominiums. Because of leasing competition, rents were maintained in the first quarter of 2012. Unit owners have also been wary of increasing rents as they are aware of the limits on expatriate housing budgets.

Luxury residential condominium statistics disclosed in the report showed that the monthly rental rates of the Makati CBD range from P240,000 to P250,000; the Rockwell Center P210,000 to P230,000 and Bonifacio Global City P230,000 to P250,000.

Luxury residential houses statistics showed Forbes Park with rental rates of P350,000 to P500,000; DasmariƱas Village with P300,000 to P400,000; Urdaneta Village with P250,000 to P300,000; and Bel Air Village with P150,000 to P250,000. CBRE added that recent developments have prompted the organization to defer the use of size as a criterion in measuring lease rates for houses in these upscale communities. Extensive renovations done on a number of smaller houses in these communities have resulted in some of them fetching higher lease rates compared to their bigger but older counterparts.

The chart on upscale condominium statistics showed 40-sq-m to 250-sq-m units (ranging from one to three bedrooms) in Legaspi Village fetching monthly lease rates of P60,000 to P220,000; Salcedo Village’s 110-sq-m to 250-sq-m units (two to three bedrooms) have lease ranges of P115,000 to P160,000.

The Apartment Ridge ranging from 77-sq-m to 285-sq-m units (one to three bedrooms) have lease ranges of P40,000 to P150,000; Rockwell Center with 75-sq-m to 247-sq-m units (one to three bedrooms) are leased for P70,000 to P250,000. Bonifacio Global City’s 50-sq-m to 306-sq-m units (one to three bedrooms) have lease ranges of P70,000 to P220,000.

For Jessica Sanchez, 'It’s More Fun In The Philippines,' Too




MANILA, Philippines – Half-Filipino “American Idol” Season 11 runner-up Jessica Sanchez may well be the latest poster girl of the Department of Tourism’s extensive campaign, “It’s More Fun In The Philippines.”

Reportedly making rounds online is the 16-year-old Filipino-Mexican’s photo which shows her beaming while holding a placard containing the department’s latest slogan. According to DOT’s Ren Sapitan, Jessica’s photo was taken on June 8, while she was waiting for President Benigno “Noynoy” Aquino III at the Hilton Hotel in Los Angeles for her courtesy call.

“I showed her the placard and told her that the Tourism Department is promoting its new tourism campaign so I asked her if she would mind having me take her photo with the sign. Without hesitation, she said 'sure' and smiled,” he told ABS-CBN News.

Ren, executive assistant to Secretary Mon Jimenez, also gave Jessica’s Filipino mother, Editha Bugay—who hails from the province of Bataan— a magnet the same size as the placard, bearing the campaign logo, for a souvenir.

Jessica’s meeting with PNoy took place during the latter’s working visit to the United States.

In previous interviews, as well as posts on her personal Twitter account, Jessica has often expressed her interest in visiting the Philippines. That wish will apparently be realized when she and her fellow “Idol” finalists hold a concert in Manila on Sept. 21. Negotiations are also purportedly underway for the young powerhouse to be the front act for “Idol” judge Jennifer Lopez’s concert in the country come November.

Jessica recently wowed audiences anew after singing the U.S. national anthem “Star-Spangled Banner” at the Game 1 of the National Basketball Association (NBA) Finals between the Oklahoma City Thunder (OKC) and Miami Heat (MH). At the event, she also met American rapper Lil Wayne.
